MCL was approached by the landlord of these premises which was a former Wolves store who had subsequently come to the end of their lease.
The landlord had secured a new deal with Costa to take on a 10-year lease but only for the ground floor, therefore leaving the uppers disused, thus bringing in no revenue as Costa didn’t require the entire premises for their services.
MCL was instructed to make the changes on the ground floor space and remodel the entrance to incorporate two entrances – one entrance to Costa and one entrance to the three apartments above. MCL carried out shell and core works inside Costa including remodelling the entrance areas and installation of acoustic and fire barriers between the commercial premises and the apartments. As a result of the works carried out by MCL on a tricky project on the city high street, the landlord was able to achieve the highest and best use for the property and yield maximum revenue and future capital appreciation.
